North Shore real estate market: September 2026
Board data for September 2026, released 2 October 2026 · next report early November (October data)North Vancouver sold 126 homes in September, 20% fewer than a year ago, and West Vancouver sold 60, up 18%. Benchmark prices fell in both, most in West Vancouver houses, down 9.9% over the year.
- 126 sales in North Vancouver, against 158 in September 2025.
- 60 sales in West Vancouver, against 51 in September 2025.
- 23% of new North Vancouver listings sold (126 of 554).
- 34% of new West Vancouver listings sold (60 of 176).
Benchmark prices
The benchmark is the board’s price for a typical home in each area. It moves less than averages because it is not thrown off by which homes happened to sell.

What this means
Buying a North Van condo
Condo sales nearly halved from a year ago, 42 against 80, while new condo listings were close to last year’s level. Only 16 of every 100 new condo listings sold. That usually leaves room to negotiate on price and subjects.
Selling a North Van house
House sales rose to 59 from 49 a year ago, and 31% of new house listings sold. Houses are moving better than condos, but the benchmark is still down 6.2% on the year. Price against what sold in the last 90 days, not against 2025.
Watching West Vancouver
House sales rose to 41 from 35, but the benchmark is down 9.9% on the year and 11.3% over five years. New house listings fell to 124 from 214, so fewer sellers are testing the market.
Across Metro Vancouver: 1,717 sales, 25% below the ten-year September average. Active listings 16,394. Sales were 10.9% of active listings; the board says a rate below 12% held for some time tends to push prices down.
