Speculation and vacancy taxThe rates rose on 1 January 2026 to 3% and 1%. Most pages still publish the old ones. All three North Shore municipalities are taxable regions.
Three things most BC calculators still have wrong. The federal Underused Housing Tax no longer exists for 2025 or later years — it ended by legislation on 26 March 2026. A 30-year amortization is not an option on a standard insured mortgage; it needs a separate CMHC programme and carries a higher premium. And in British Columbia a lawyer’s fee carries 7% PST as well as 5% GST — 12% combined, not 5%. These six are built on the current rules and every figure is cited.
