Property tax on the North Shore, 2026: City, District and West Vancouver

The North Shore has three municipalities, each with its own tax rate, due date rules and utility bill. For 2026 all three billed property tax due on 2 July. In the District of North Vancouver the full residential rate, with every levy included, is 3.28195 per $1,000 of assessed value, so a home assessed at $1,500,000 pays about $4,923 before the Home Owner Grant.

Rates are set every spring and utilities every winter. Everything below is subject to change. Call the tax office with your folio or address before you rely on a figure.

The full rate adds school tax, TransLink, Metro Vancouver, BC Assessment and the Municipal Finance Authority, set by other bodies. The District of North Vancouver is the only one of the three that publishes all of them as one total. Compare total bills on similar homes, not one line.

Flat single-family rates from each municipality’s 2026 bylaws and bill guides. A secondary suite adds more in the District. Condo owners usually pay these through the strata.

The same in all three

  • The Home Owner Grant cuts the bill on your principal home: $570 for most owners, $845 for seniors 65 and over and some others. For 2026 it starts to fall on homes assessed over $2,075,000, by $5 for each $1,000 above that.
  • You pay at least $350 before the regular grant, or $100 before the additional grant.
  • The Province’s additional school tax applies on the part of a home’s value over $3,000,000: 0.2% from $3M to $4M and 0.4% above $4M in 2026, rising to 0.3% and 0.6% in 2027.
  • Owners 55 and over, and families with children, can defer property tax with the Province. For 2026 the interest rate is 6.45%.
