City of North Vancouver vs District of North Vancouver: which one is your home in?

“North Vancouver” is two separate municipalities. The City is the compact core around Lonsdale; the District wraps around it, from Edgemont and Upper Lonsdale to Lynn Valley, Seymour and Deep Cove. They have different councils, tax rates, utility bills and housing rules, so the address decides more than the name does.

What they share

Schools

North Vancouver School District 44 serves both. City voters elect three trustees and District voters elect four. Being near a school is not the same as being in its catchment, so call 604-903-3444 with the exact address.

Recreation and policing

One recreation commission (NVRC) runs programs for both, and one RCMP detachment polices both. The non-emergency line is 604-985-1311.

Which neighbourhoods are in the District

The District’s own neighbourhood pages place Upper Lonsdale (including Delbrook, Carisbrooke and Braemar), Edgemont, Lynn Valley, Lynn Creek, Seymour and Blueridge, and Deep Cove in the District. Street names and postal codes do not settle it on their own.

How to check any address

  • Look up the property on BC Assessment: the record shows the jurisdiction that taxes it.
  • Use the City’s CityMAP or the District’s GEOweb map to see the zoning for the lot.
  • Phone the planning department above with the address before you rely on what a listing says can be built.
