Deep Cove vs Lynn Valley: which one fits you?

Checked 4 October 2026 · next review January 2027

Both are in the District of North Vancouver, so they share one tax rate, one set of hazard rules and one school district. The District plans Lynn Valley as a Town Centre, one of its main growth areas, and Deep Cove as a Village Centre, where it does not propose big changes. Lynn Valley has more buses toward Lonsdale Quay; Deep Cove has a direct bus to downtown and the water at the end of the street.

The same on both sides

  • One property tax rate, one utility bill and one set of bylaws: the District of North Vancouver’s.
  • North Vancouver School District 44.
  • Every property in the District is checked on its own for the wildfire, slope and creek hazard development permit areas. Look up the exact address on the District’s GEOweb map, or ask planning, before you write an offer.

Which one fits you

Deep Cove may suit you if

You want a small village where the District is not planning much change, and you are happy to drive or take the 211 or 212 for most errands. Expect busy summer weekends and pay parking near the park.

Lynn Valley may suit you if

You want a Town Centre with a library, shops and recreation close by, and buses to Lonsdale Quay. Expect more new buildings over the next few years as the District’s plan for the Town Centre fills in.
