Edgemont vs Lynn Valley: which one fits you?

Checked 4 October 2026 · next review January 2027

Both are in the District of North Vancouver. Edgemont is a Village Centre with its own plan, adopted in 2014, that keeps most new buildings to two or three storeys. Lynn Valley is a Town Centre, where the District expects more growth and is reviewing applications for six-storey buildings. If you want the village to stay much as it is, that difference matters more than anything else on this page.

The same on both sides

  • One property tax rate and one set of bylaws: the District of North Vancouver’s.
  • North Vancouver School District 44.
  • Every property in the District is checked on its own for the wildfire, slope and creek hazard development permit areas. Look up the exact address on the District’s GEOweb map, or ask planning, before you write an offer.

Which one fits you

Edgemont may suit you if

You want a low-rise village that its plan keeps low, and Capilano River Regional Park nearby. Ask the District what is proposed near the home you are looking at.

Lynn Valley may suit you if

You want a Town Centre with more new homes coming, buses to Lonsdale Quay, and Lynn Canyon and Lynn Headwaters for the outdoors. New buildings bring more choice of condos and townhouses, and more construction for a while.

Before you act
