Read by Tom from the Form B dated April 2024, the February 2024 financial statements, the October 2023 AGM minutes and 2023–24 budget, council minutes from June 2023 to January 2024, the April 2024 insurance summary, the registered bylaws, and WSP’s 2022 ten-year maintenance plan. These documents are from 2024, so ask for a current package before you write an offer.

Pets
Up to two cats, plus fish, small caged mammals and up to two small caged birds. Dogs are not on the list (Bylaw 6).
Rentals
The registered bylaw limits rentals to hardship and family cases (Bylaw 7), but BC law has made rental-restriction bylaws unenforceable since November 2022. Short-term and vacation stays, including Airbnb and VRBO, are banned (Bylaw 8).
Smoking
No smoking or vaping anywhere on the property, including cannabis (Bylaw 4). Owners who registered as tobacco smokers in 2018 may still smoke on their own balcony or patio.
Strata fees
Up 10% in the 2023–24 budget (year ending August 2024). The operating budget also carries a monthly loan repayment.
Special levy
Approved in October 2023 to replace the six make-up air units, payable by March 2024. Installation was scheduled to start in May 2024.
Depreciation report
Owners voted unanimously in October 2023 to waive a new one. The last depreciation report on file is from 2013; the strata works from WSP’s 2022 ten-year envelope maintenance plan instead.
Building condition
Six three-storey wood-frame buildings and a clubhouse over two parkades, built around 1989. Roofs replaced in 2009, balcony and deck membranes in 2003–2005 and 2019–2021, exterior repainted in 2023. Parkade roof membranes are original, with leaks handled by crack injection.
Projects under way
Make-up air unit replacement, a review of the ageing observation deck, a permanent fix for water getting in above the large parkade entrance, sanitary line flushing after a backup, and an EV charging and electrical load audit.
Legal matters
None. The April 2024 Form B reports no court proceedings, no unfiled bylaw changes and no outstanding work orders.
