Working with Tom: what happens, step by step

This page sets out what happens at each step of buying or selling with him, and what BC rules say you will be shown along the way.
Buying
| Step | What happens |

| 1. First call | What you want, your timeline, and what you can afford. Tom explains how he will represent you before any service starts |
| 2. Pre-approval | Your lender confirms what you qualify for at today’s qualifying rate |
| 3. The search | Listings that fit, plus the area, strata and permit checks that portals leave out |
| 4. The offer | Price, deposit and subjects such as financing, inspection and strata documents |
| 5. Subjects | Inspection, Form B, the depreciation report and the insurance summary are read before subjects come off. On most resales you also have a 3-business-day rescission period after acceptance |
| 6. Completion | Your lawyer or notary handles the transfer, the property transfer tax and the keys |
Selling
| Step | What happens |

| 1. Evaluation | What your home is likely to sell for, from recent sales nearby |
| 2. The listing contract | Fees are set out in writing, and you receive a Disclosure to Seller of Expected Remuneration before you sign |
| 3. Preparing the home | What is worth doing before photos, and what is not |
| 4. Offers | Each offer explained: price, subjects, deposit and dates |
| 5. Completion | Your lawyer or notary pays off the mortgage and the costs, and sends you the balance |
