
What actually breaks in an older North Shore house — and what it costs to find out
Start with the number that explains most of this page.
Vancouver International Airport receives about 1,159 mm of precipitation a year. The Environment Canada station at Capilano, in North Vancouver, receives 2,522 mm — across 178 wet days. Those two figures come from different measurement periods (the airport on the 1991–2020 climate normals, Capilano on 1981–2010), and the Capilano gauge sits up the valley rather than on the residential bench, so read the gap as a direction rather than an exact multiple.
For comparison: Abbotsford is routinely ranked Canada’s wettest large city, at about 1,538 mm. North Vancouver’s Capilano station beats it by nearly a thousand millimetres.
The mechanism is elevation. Roughly 100 mm more precipitation for every 100 m you climb. So a house in Upper Lonsdale, Canyon Heights or the British Properties is on a fundamentally different water budget than the same house in Kitsilano — and much of the North Shore’s housing stock went up between the 1950s and 1970s, which makes those homes 50 to 75 years old today.
That combination — a lot of water, against building envelopes designed before anyone modelled this — is why the list below looks the way it does.
Before anything else: call them
Whatever you read here, phone or email the municipality and a licensed trade before you act on any of it. Rules, fees and requirements change, and what applies depends on your specific property.

Every cost below is a Metro Vancouver range published by local contractors. They are for budgeting, not quotes, and all of it is subject to change.
1. Water: drainage, crawlspaces and mould
This is the North Shore’s own problem, and it is the first thing I look at.
Older homes here typically sit on perimeter drains — “weeping tile,” and in the oldest houses that meant literal clay tile, which cracks, collapses and fills with roots. An insurer puts the working life of a modern system at 30 years or more with maintenance; a North Vancouver contractor puts the typical range at 20 to 40 years.
Do the arithmetic on a 1965 house. If the drains have never been replaced, they are past end of life twice over.

What you can see on a viewing: water staining on foundation or basement walls · pooling near the foundation after rain · persistent damp · a musty, earthy smell · efflorescence, the white mineral bloom on concrete · soft or decaying wood in the crawlspace.
Why the North Shore is worse than average: heavy autumn and winter rainfall raises hydrostatic pressure against foundations; steep slopes generate fast runoff that overwhelms drainage; and the local soils — glacial till and marine clays — hold water rather than draining it.
On mould specifically. There is no mould question on the BC disclosure form. But BC’s regulator lists “the basement leaks when it rains” as its own example of a material latent defect — something a seller must disclose in writing. Chronic water ingress on the North Shore is disclosable. A patch of surface mould on a bathroom ceiling generally is not.
2. Buried oil tanks
Common in homes built before the switch to gas heat, and routinely forgotten by everyone including the seller.
The disclosure form asks about this directly, at question 1.C: “Are you aware of any past or present underground oil storage tank(s) on the Premises?” — and BC’s regulator lists underground storage tanks among its examples of a material latent defect.
The reason it matters is contamination. If the tank leaked, the cost is not removal — it is soil remediation, and it lands on the current owner. The local benchmark case is worth knowing: CBC reported a North Vancouver homeowner facing $85,000 over a buried oil tank.
One useful thing most buyers do not know: in the City of North Vancouver, a Fire Department records check for an underground oil tank carries no fee, where other fire searches are charged by the hour. If you are buying a pre-1970 house in the City, ask for it.
3. Poly-B plumbing
Used in Canadian homes from about 1978 until manufacturers stopped producing it in 1998.
How to spot it: flexible light grey pipe — though black, white and blue exist — stamped “PB2110” or “CSA-B137.8”, joined with grey or black plastic insert fittings held by crimped aluminum bands. Look at the hot water tank, under sinks, at the main shutoff, and at exposed runs in unfinished basements and crawlspaces.
Why it matters more than it looks. Poly-B degrades from the inside out — chlorine in municipal water attacks it, and heat and pressure accelerate it. It usually fails at a fitting, and it fails without warning. That is why it is an insurance problem rather than a maintenance one: the failure mode is a flood, not a drip.

Finished walls and ceilings add up to 30%.
On insurance, be careful what you are told. Underwriting is carrier by carrier. Some BC insurers decline outright, some load the premium or the water-damage deductible, some will only bind on proof of full replacement. Have your broker confirm in writing before you remove subjects — not after.
And to close off a question that comes up: the polybutylene class actions are long closed. There is no claim to make. The cost sits with whoever owns the house.
4. Knob-and-tube wiring
Common in Canadian homes from roughly the 1880s until about 1950. On the North Shore that means the pre-war stock — Lower Lonsdale, Grand Boulevard, parts of Central Lonsdale.
The detail almost nobody explains, and it is the one that matters. Knob-and-tube conductors are designed to shed heat into open air. That is the whole design. Cover them with attic insulation and they can no longer do it — and decades of insulation top-ups over original wiring is exactly the North Shore pattern. It is not the age of the wire that starts fires. It is what got laid on top of it.
Two more practical points: there is no ground conductor, so no three-prong outlets; and it usually pairs with 60-amp service where insurers want 100.
Rewiring in Vancouver: roughly $12,000 – $35,000 by size and wall access — plus $4,000 – $14,000 for lath-and-plaster restoration, which is a real cost on a pre-1940 house and one most quotes leave out.
5. Aluminum wiring
Roughly 1965 to the late 1970s, when copper prices spiked. Marked “ALUMINUM,” “AL” or “ALUM” on the cable sheath near the panel.
The framing that saves people money: the wire is not the hazard. The connections are. Aluminum expands and contracts more than copper under load, which loosens terminations; it oxidises at the connection, which raises resistance; and it deforms under screw pressure. A loose connection generates heat, and sustained heat is how electrical fires start.
Warning signs on a viewing: warm or discoloured outlets and switch plates, buzzing, flickering, intermittent power, or a faint acrid smell.

That spread is the whole negotiation. A house with aluminum wiring is not automatically a $30,000 problem — but you need an electrician’s opinion on which of those two numbers applies before you write the offer, not after.
6. Asbestos and vermiculite
The line in BC is 1990. HealthLinkBC, WorkSafeBC, and the District of North Vancouver and West Vancouver bulletins all use the same threshold: homes built before 1990 are likely to contain asbestos-containing materials. Canada’s ban took effect in December 2018 — and it explicitly does not apply to asbestos already sitting in existing buildings. It stopped new products. It did nothing about a 1962 Lynn Valley bungalow.
Asbestos turns up in far more places than people expect: drywall joint compound, textured and popcorn ceilings, vinyl floor tile and sheet flooring, pipe and boiler insulation, roofing, siding, stucco, window putty, duct tape and mastics.
Vermiculite is the attic version. Ore from the Libby, Montana mine — sold in Canada as Zonolite — may contain asbestos. It looks like grey-brown gravel poured loose between joists, not batts. Health Canada’s standing advice is straightforward: do not disturb it.
What the rules require before you renovate
Here is the part that catches renovators, and it is worth reading twice.
Under WorkSafeBC’s regulation, “the employer and the owner“ must ensure a qualified person tests for and inventories hazardous materials before work starts. The duty lands on the homeowner, not only the contractor.
And the municipalities enforce it at the permit counter, differently:
- District of North Vancouver — for renovations and additions, you must provide written confirmation from a qualified person that hazardous materials have been removed or contained before an inspection can even be scheduled
- West Vancouver — requires two documents, a Hazardous Materials Survey and a Post-Abatement Clearance Letter, and explicitly states that AHERA certification alone is not sufficient

Since January 2024, asbestos abatement contractors in BC must be licensed, and WorkSafeBC publishes a public registry of licensed contractors, updated daily. Check it before you hire.
One more reason to take this seriously: asbestos exposure is the number one killer of workers in British Columbia — 61 deaths in 2022, about a third of all work-related fatalities, and 1,168 between 2002 and 2022.
7. What is above the property, and what you actually own
Two North Shore-specific checks that do not fit the categories above.
Overhead high-voltage lines. Check what is above the lot, not just what is on it. It affects both value and how easily the home resells, and it is easy to miss on a first viewing when you are looking at the kitchen.
Freehold or leasehold. Not every property here is freehold. On leasehold you own the building but lease the land — fewer lenders will finance it, the remaining term drives the value, and resale is harder than buyers expect. Confirm tenure before you get attached to the place.
The thing that surprises people most: the disclosure form does not ask about most of this
The BC Property Disclosure Statement asks directly about asbestos (question 3.C) and underground oil tanks (1.C).
It never names vermiculite, knob-and-tube wiring, aluminum wiring, poly-B plumbing, perimeter drains, or mould.
Those only surface through the general questions — moisture and water problems (3.K), the electrical system (3.N), the plumbing system (3.O) — or through the catch-all latent defect question (4.B).
And there is a second layer. The BC Real Estate Association’s own guidance is that questions phrased “Are you aware…” refer only to the present tense, and that “a negative answer does not mean that there has not been a problem in the past.”
So a completely clean disclosure statement is not evidence that a house is free of any of the six things on this page. It usually means the seller does not know — which, for a house they bought in 2004 and never opened the walls of, is entirely plausible and entirely honest.
That is not a reason to distrust sellers. It is the reason to check yourself.
What I would actually do, in order
- Establish the build year, then check it against the ranges above. Pre-1990 flags asbestos. Pre-1950 flags knob-and-tube. 1965–1978 flags aluminum. 1978–1998 flags poly-B.
- Look at the crawlspace and the base of the foundation before you look at the kitchen.
- Ask the inspector to specifically comment on drainage, wiring type at the panel, and plumbing material at the tank. These are not always in a standard report unless asked.
- Get quotes on anything flagged, before subject removal — not an estimate, a quote. The difference between pigtailing and rewiring is $25,000.
- Talk to your insurance broker before you remove subjects, not after. Poly-B, knob-and-tube and aluminum are all underwriting questions, and the answer varies by carrier.
- Check the permit history, so you know whether past work was ever signed off.
None of this makes an older North Shore house a bad buy. Most of it is knowable, most of it is priceable, and a house where you know all six answers is a far safer purchase than a renovated one where nobody asked. The problem is never the 1965 house. It is the 1965 house nobody looked at properly.
