British Properties vs Ambleside: which one fits you?

Checked 5 October 2026 · next review January 2027

Ambleside is West Vancouver’s town centre: about four in five homes there are apartments, it holds most of the District’s rental buildings, and the waterfront park and Marine Drive shops are at the door. The British Properties is the hillside above, reached by its own bus, the 254, with Cypress Provincial Park up the road. One is a walkable apartment neighbourhood with a new area plan; the other is a car-oriented hillside of houses.

The same on both sides

  • One property tax rate, one quarterly utility bill and one tree bylaw: the District of West Vancouver’s.
  • The Province’s additional school tax applies on value over $3,000,000, which reaches many British Properties houses and few Ambleside apartments.
  • Read the title for covenants and other registered charges before you buy in either.

Which one fits you

British Properties may suit you if

You want a house with room and views, you drive most places, and you want the mountain close. Ask about tree permits and the wildfire permit area before you plan changes to the lot.

Ambleside may suit you if

You want to walk to the seawall, shops, library and community centre, and an apartment suits you. Ask the District what the new area plan allows on the blocks around the building.
